Beautifully renovated granite stone house, fully furnished with electricity, 2 wells, borehole and stream. This property truly is a gem of a 'quinta', located in the stunning 'Cova da Beira' countryside with panoramic views. The village of Vale de Prazeres, with some basic shops, chemists, cafes etc is 3 km, the beautiful historic village of Alpedrinha with plenty of amenities is approximately 5 km, and the town of Fundão is a 10 minute drive.

The house is built of granite stone and has footprint of 98 m² with an overall construction size area of 168 m². It is very clean, has electricity and borehole spring water connected, there's a soak away septic tank, two spacious bedrooms with the possibility of turning the store room and/or the roof space with a large covered sun terrace into further bedrooms.
The bathroom has a shower, washbasin, bidet and toilet; there is a good sized lounge and a fully fitted kitchen/diner with gas cooker, fridge and open fireplace, wooden cupboards, stone work surfaces, double sink and hot water boiler.
The floor is laid with ceramic clay tiles, the bathroom and kitchen are tiled, and the hall way between the bedrooms and bathroom is half tiled with Spanish hand painted wall tiles. All windows are double glazed and have external shutters. The house has been very tastefully renovated and it is a pleasure to be in.
All around the front of the house is a tiled veranda. From the courtyard is access to a store room and a small firewood store.
There are also steps leading up to a very pleasant and spacious covered sun terrace with a door way into the roof space. This could easily be turned into another bedroom with an ensuite shower room, opening onto the sun terrace. (See photos for house plan).

The 3.7 hectares (9.2 acres) of land is very picturesque and productive. There are 3 vineyards that can produce around 1000 liters of wine (or juice) a year. Last year the grapes were sold to a local cooperative for 1,200 Euros. It takes 3 people 8 hours, once a year, to prune the vines, people can be hired for this at a price of 40 Euros a day, if needed.

There is a big flat meadow ideal for grazing, there are various fields and terraces with a vast array of good quality fruit trees including apples, pears, figs, loquot, peaches, nectarines, oranges, lemons, tangerines, persimmon, lots of olive trees that can easily provide all your yearly olive oil and plenty more, plus a fair amount of the Cordovil variety that produce huge olives especially for eating.

The whole property is easy to irrigate with an automatic watering system. There is an abundance of spring water from the borehole and two wells, and there is a stream running through the land with a little stone bridge to cross it at one end and a wooden one at the other.

On a part of the land across the stream is a stone and brick registered outbuilding that was used for storage and animals but if desired it could be renovated for some extra accommodation.

There is also a large piece of pine woodland, so winter fire wood would never be a problem.

The access to the property is approximately 200 meters on a dirt track; it's a little rough in places but would be no problem what so ever for us to sort out.

If you are looking for a well established beautiful quinta with a house that you can start living in straight away, this could well fit the bill.
